Single-story homes, floors you see every day

Ranch and Spanish-style homes make up much of Camarillo, and many are laid out on one level with tile flowing from the entry through the kitchen, family room and halls. That continuous floor is beautiful when it is even, but it means a single dull traffic path or a darkened stretch of grout is visible from almost every room.

We fill open holes with a color-matched filler, then diamond hone and polish the stone to the finish you choose, from a soft honed satin that hides daily wear to a brighter polish that shows off the color. Every stone floor is finished with a penetrating sealer.

Porcelain, ceramic and saltillo

In Mission Oaks, Camarillo Heights and much of the city, porcelain and ceramic tile carry most of the daily traffic. The tile usually cleans up well; the grout is what turns gray. We clean it with rotary extraction, then seal it clear or apply grout color sealing when staining is uneven or old repairs do not match.

Older Spanish-style homes, including some near Old Town, still have saltillo. Years of wax and sealer build up and yellow, especially near doors. We strip the old coatings, deep clean the clay and reseal it with a matte or low-sheen finish.

Why does our grout get dirty so quickly after windy days?

Santa Ana winds and nearby farm fields carry fine dust that settles into porous grout. Unsealed grout absorbs it, and mopping pushes it deeper. Once grout is deep cleaned and sealed, that dust tends to stay on the surface where it can be wiped away.

Can travertine be polished to a shine, or should it stay honed?

Travertine can take a good polish once holes are filled and the surface is honed flat. Whether you should depends on the room. A polish looks rich in an entry or dining room, while a honed finish hides scratches and dust better in a kitchen or family room. We can polish a test area so you can compare.

Can you work in sections so we can stay home?

Yes. We plan the job room by room and keep a path open through the house. We will let you know which rooms to avoid and for how long, including cure time for any sealer.

Do you work in Leisure Village?

Yes. We coordinate with you for gate access ahead of time and keep the visit straightforward. Many homes there are single story with continuous tile, which is well suited to a whole-home cleaning in one visit.

Is the saltillo in our older Camarillo home worth restoring?

Usually, yes. Most saltillo that looks worn is suffering from old, yellowed coatings rather than damaged tile. Stripping, cleaning and resealing typically brings back the warm clay color. If a few tiles are cracked, we will point them out so you can decide how to handle them.
