Stone chosen with intent
Estates around the Upper Village, along East Mountain Drive and through Riven Rock are often finished with materials that were selected one by one: limestone from France, Calacatta marble with bold veining, travertine honed to a soft matte, and antique terracotta reclaimed from older buildings. Each of those materials reacts differently to water, acid, abrasion and cleaning products.

Every project starts with identifying exactly what is installed and how it was finished, because the right method for French limestone can be the wrong one for Calacatta.
Antique and reclaimed floors
Reclaimed terracotta and old limestone carry wear from earlier lives: softened edges, color shifts and a surface patina that cannot be manufactured. In homes in Hedgerow and the older lanes near the Upper Village, that patina is often the reason the floor was chosen in the first place.
With these floors we work from the gentlest effective method upward. We clean, remove failing coatings and stabilize the surface without grinding away its history, then protect it with a penetrating sealer that leaves the natural look intact. Test areas let you approve the result before we proceed. Where an old floor has loose or hollow-sounding tiles, we point them out before starting, so any repair can be planned with your builder or setter rather than discovered halfway through the work.
Calacatta and polished marble
Calacatta is prized for its white ground and dramatic veining, and it shows everything: etching from citrus and wine, dull lanes from grit, and fine scratches under a raking light. Light etching can often be polished out. Deeper damage is removed with a progression of diamond abrasives, each finer than the last, until the surface is uniform again.
We finish to the sheen the room calls for, from a soft honed satin to a reflective polish, then seal. While we work, nearby millwork, rugs, upholstery and art are protected with drop cloths and draping, and we wear shoe covers throughout the house.
Kitchens often carry the same stone onto islands and counters, where etching from lemons, wine and cleaning sprays builds up fastest. Countertop restoration follows the same principles as the floor: identify the stone, hone out the etching, refine to a finish that matches the room, and seal. Bringing counters and floor back at the same visit keeps the sheen consistent across the whole space, which matters in open rooms where the eye moves easily from one surface to the next.
Working with estate managers and households

Breathable penetrating sealers are the right protection here, because they guard against staining without trapping moisture under a film. We will also suggest a sensible schedule for checking and refreshing the sealer, so the stone stays protected rather than restored once and forgotten.

Our antique terracotta has a deep patina. Will restoration remove it?
Not unless you want it to. We start with the gentlest method that works and test in a discreet area first. The aim is to remove dirt and failing coatings while keeping the color, texture and wear that make reclaimed terracotta worth having.
Should Calacatta in a kitchen be polished or honed?
Both are beautiful. Polished Calacatta shows off the veining but makes every etch mark visible. Honed Calacatta has a satin feel and hides daily wear much better, which is why many owners choose it for kitchens and bars. We can show you both on your stone before deciding.
How often should French limestone be resealed in Montecito?
It depends on the stone, the room and the traffic. A simple test is whether water still beads or darkens the stone within a few minutes. We check the sealer during each visit and recommend resealing when it is needed rather than on a fixed calendar.
