When grout is stained beyond what cleaning can fix, you do not have to tear it out. Grout color sealing gives every joint one even, fresh color and a stain-resistant finish. It can restore the original shade or change it entirely, often in a single visit.

What grout color sealing is
A grout colorant is a pigmented sealer applied directly to clean, sound grout. It bonds to the grout surface and the top of the joint, giving every line one consistent color and creating a tighter, more stain-resistant surface than bare grout. It is not paint, which would peel, and it is not regrouting, which removes and replaces the grout itself.
Because the color comes from the colorant rather than the old grout, it hides permanent staining, evens out patchy color and lets you choose a new shade. Going lighter, going darker or matching grout to new cabinetry are all possible.
When color sealing is the right fix
Color sealing works when the grout is structurally sound: firmly in place, not crumbling and not cracked through. It is often the most efficient way to transform a floor that has been cleaned but still looks dingy. If grout is cracked, sandy or missing, or the tile is loose, that has to be repaired first. We can regrout damaged sections and then color seal the whole floor so new and old joints match. It is also a practical choice before selling a home or after a remodel, when new and old grout no longer match.
How we apply it
The result depends on preparation. We protect baseboards and adjoining surfaces, deep clean the grout with rotary extraction so the colorant bonds to clean material rather than soil, then let it dry. Any damaged joints are repaired. We apply the colorant joint by joint, working it into the grout line, and remove excess from the tile surface before it sets so the tile stays clean and the lines stay crisp. On textured or porous tile we take extra care at the edges, and we walk the floor with you before we finish.
The colorant then needs time to cure before regular mopping and heavy use. Cure times vary by product, and we give you clear instructions for your floor before we leave.
Grout sealing versus color sealing
A clear penetrating grout sealer is the right choice when the grout already looks the way you want after cleaning. It soaks in, keeps the existing color and slows the absorption of spills. A color seal goes further: it changes or unifies the color and creates a more stain-resistant surface. After cleaning, we tell you honestly which your grout needs, because a clear seal is the simpler option when it is enough. If you are unsure, we can clean first and decide together once you see how the grout looks.
Keeping color-sealed grout looking new
Clean with a pH-neutral floor cleaner and avoid bleach, harsh degreasers and acidic products, which can wear the colorant prematurely. Dry mop before wet mopping so grit does not scour the joints, and wipe up heavy spills such as oil or wine promptly. With that kind of care, a color-sealed floor stays even and easy to clean for years.
Choosing a grout color
Grout color changes a floor's look more than most people expect. A grout close to the tile color makes a floor feel calm and continuous and lets the tile take center stage. A contrasting grout outlines every tile and emphasizes the pattern, which suits subway and geometric layouts but also makes variation more visible. In kitchens and entries, a mid-tone slightly darker than the tile is forgiving day to day. How long does grout color sealing last?
With normal care, a quality color seal lasts for years on interior floors. Longevity depends on traffic, how the floor is cleaned and whether harsh chemicals are used. pH-neutral cleaners help it last longest.
Can I change my grout color?
Yes. Color sealing can take grout lighter or darker or match it to a new design, as long as the grout is sound. We help you choose with samples held against your actual tile.
Is grout color sealing the same as regrouting?
No. Regrouting removes and replaces the grout. Color sealing colors and protects existing grout that is still sound, which is faster and much less disruptive. When a few areas are damaged, we can regrout those spots and color seal everything so it matches.
Will color sealing work on shower grout?
It can be applied to sound shower grout to restore its color. It is not a waterproofing system, though, and it cannot fix a leaking shower pan or a failed waterproofing membrane. If grout is cracked or caulk has failed, those are repaired first.
How much does grout color sealing cost?
We do not list prices because grout layouts vary widely. Cost depends on square footage, tile size and grout joint width, how much cleaning and repair the grout needs, and whether any regrouting is required. A free on-site or photo estimate gives you a firm number.
When can I use the floor after color sealing?
Light foot traffic in socks is usually possible fairly soon, but the colorant needs its full cure time before mopping, rugs and heavy furniture go back. We give you the exact timing for the product used on your floor.
Can grout color sealing fix cracked grout?
No. Colorant colors and protects sound grout; it does not fill cracks or hold loose grout in place. Cracked or crumbling joints are removed and regrouted first, then the whole floor is color sealed so everything matches.
What if part of the floor doesn't look right afterward?
