Three generations of floors

Thousand Oaks grew in waves, and its floors show it. Established neighborhoods like Conejo Oaks and Wildwood, mostly built from the 1960s through the 1980s, have often been remodeled with ceramic or porcelain tile. Lang Ranch and Dos Vientos, largely built from the late 1990s into the 2000s, and the North Ranch area are full of travertine great rooms and marble entries.

Newer builds and recent remodels tend toward large-format porcelain with thin grout lines. Knowing which era a home comes from tells us a lot before we arrive, but every visit still begins with identifying the actual material, because a marble entry and a porcelain lookalike need completely different care.

In the travertine homes of the 1990s and 2000s, the most common complaint is a floor that looks dull and spotted. Over the years some of the original fill wears out of the stone, leaving small pits that collect dirt. We clean those holes out, fill them with a color-matched filler, and hone the floor flat, so the great room reads as one smooth surface again. Finished honed or polished, the travertine looks settled rather than tired.

Marble in busy family homes

Marble is soft and acid-sensitive. Orange juice, wine, sports drinks, vinegar and many all-purpose cleaners leave dull etch marks, and grit from shoes and dog nails leaves fine scratches. In a family home the entry, kitchen edges and powder room usually show it first.

We remove that damage with diamond honing, working through finer and finer abrasives until the surface is uniform, then polish or hone to the finish you want. For many families a honed finish is the practical choice: it feels smooth, looks elegant and hides the small marks that come with daily life much better than a mirror polish.

Large-format porcelain and grout

Porcelain is dense and resists stains, so when a newer floor looks dingy the problem is usually the grout or a film left by the wrong cleaner. Thin grout lines still collect dirt, and floor cleaners with oils or soaps can leave a haze that makes large tiles look streaky in the afternoon light.

Rotary extraction cleaning removes both the film and the grime in the joints. Afterward we seal the grout with a clear penetrating sealer or, if it is unevenly stained, apply grout color sealing for one consistent color across the whole house.

Pets, kids and the right cleaning products

Pet accidents soak into grout and, on marble or travertine, can etch the surface as well as stain it. Cleaning the spot is not always enough. Grout may need a deep extraction, and stone may need a poultice to draw out what has soaked in and light honing to remove the etch.

Day to day, a pH-neutral cleaner made for stone keeps things safe. Avoid vinegar, lemon and bleach on marble and travertine. While we work, we protect the home with drop cloths, shoe covers and draping, and we can section off rooms so kids and pets have somewhere to be.

Our dog's nails have scratched the marble entry. Can that be fixed?

Yes. Nail scratches sit in the top layer of the stone, so diamond honing removes them. If the entry sees a lot of paw traffic, we may suggest finishing it honed rather than highly polished, since a satin surface hides new scratches much better.

Is vinegar safe for cleaning marble or travertine?

No. Vinegar is an acid and it etches calcium-based stone, leaving dull spots that cleaning cannot remove. Use a pH-neutral cleaner labeled safe for natural stone. If vinegar has already dulled your floor, honing and polishing can restore it.

Our large-format porcelain looks hazy and streaky. Is the tile damaged?

Usually not. Haze on porcelain is most often residue from floor cleaners or polishes that build up over time. A professional cleaning removes it, and switching to a residue-free cleaner keeps it from coming back.

Can we stay home with kids and pets while you work?

Yes. We work room by room, protect the areas around us, and let you know which spaces to keep everyone out of and for how long. Most families go about their day in the rest of the house.
