Floors made for valley living
The Ojai Valley holds a wide range of homes. The Arbolada, laid out in the 1920s, has houses tucked under old coast live oaks. The East End mixes cottages, estates and ranch properties among the citrus. Meiners Oaks has many homes built between the 1920s and 1960s, and Upper Ojai sits higher up with ranches and country retreats.
Across those styles, the floors tend toward natural, earthy materials: saltillo and terracotta in Spanish and ranch homes, tumbled travertine in remodels, slate in Craftsman and midcentury houses, and flagstone at entries and covered porches that blur the line between inside and out. Each needs a different hand.
Saltillo that has lost its glow
Saltillo is a soft, low-fired clay tile. It is warm and handsome, but it is porous and wears through its sealer in the paths people walk most. Older floors have often been waxed or coated several times, and those layers turn dull, yellow or patchy, especially near doors and around water bowls.
We strip old coatings, deep clean the tile and grout, and reseal. You choose the finish: a natural matte that looks almost unsealed, or a low sheen that deepens the color. Either way the clay is protected again, and spills and paw prints wipe up instead of soaking in.
Tumbled travertine and slate
Tumbled travertine has softened edges and an open, pitted surface by design. That texture is part of its appeal, but it holds dust in every pore and edge. Rotary extraction cleaning lifts dirt out of the texture without changing the tumbled character, and where holes have opened wider than intended, color-matched filling brings them back in line.
Slate needs its own approach. It is layered, and harsh cleaners or aggressive scrubbing can loosen surface flakes. We use slate-appropriate cleaning and a penetrating sealer that enriches the color without making it look plastic. Flagstone at entries gets the same careful identification first. Some flagstone is sandstone, some is quartzite and some is limestone, and each responds differently to cleaners and sealers. Knowing which one you have prevents a cleaning that looks fine on day one and leaves the stone blotchy a month later.
Dust, dogs and indoor-outdoor rooms
Ojai summers are hot and dry, and fine dust from trails, orchards and dirt drives ends up on every floor. Dogs carry it in on their paws, and with doors open for much of the year it never quite stops. That grit is abrasive, and it is the main reason stone and clay floors here wear unevenly.
A good restoration is half the answer. The other half is simple care: walk-off mats at the doors you use most, a neutral cleaner made for stone instead of vinegar or bleach, and a sealer refresh when water stops beading. We leave every client with a short care guide written for the floor they have.
Retreats and rentals between guests
Many Ojai properties host guests: retreat houses, guest cottages and vacation rentals. Floors there take heavier, less careful use, and the work has to fit between bookings. We plan the job around your calendar, protect the furnishings, and finish with a clear time for when the space is ready for the next arrival.

Guest bathrooms deserve attention too. Tile showers in cottages and rentals see far more use than a typical family bath, and grout darkens quickly when guests are not used to squeegeeing or venting the room. Can you clean saltillo without making it shiny?
Yes. Many Ojai owners prefer a natural matte look. After stripping and cleaning, we can reseal with a penetrating, low-sheen product that protects the clay while keeping it looking close to bare tile. We show you a test area first.
Our tumbled travertine has dirt packed into the holes. Can that be cleaned?
In most cases, yes. Rotary extraction reaches into the pits and edges that a mop never touches. If some holes have opened larger over time, we can fill them with a color-matched filler so they stop collecting dirt, while keeping the tumbled look.
We have three dogs. What finish holds up better?
For saltillo, a well-sealed, low-sheen finish resists water bowls and accidents better than an old waxed surface. For travertine, a honed finish hides nail scratches far better than a polish. We will recommend a finish and a sealer based on your floor and how your dogs use the house.
Can you work around guest bookings at our Ojai rental?
Yes. Tell us your open dates and we will plan the work to fit, including cure time for any sealer, so the floors are ready before the next guests arrive. We can meet a caretaker or property manager on site.
