Stone and tile restoration in Westlake Village

Many Westlake Village homes were finished in travertine and marble, and decades later the holes are opening, the finish is dull and the grout has darkened. We fill, hone and polish that stone back to a smooth, even floor, without the cost and disruption of tearing it out.

The travertine generation

Westlake Village began as a planned community in the 1960s, and the homes built and remodeled here from the 1980s through the 2000s leaned heavily Mediterranean. Travertine in the great room, marble in the entry and baths, arches and big windows toward the lake or the oak hills. Westlake Island, Three Springs, the North Ranch area and nearby Lake Sherwood are full of that era.

Even in First Neighborhood, the original planned section from the 1960s, remodels often brought in travertine. After twenty or thirty years of use, those floors tend to show the same pattern: open pits, dull traffic lanes, scratches and grout that no longer matches from room to room.

Why travertine develops holes

Travertine forms with natural voids from gas and water as the stone is deposited. Most floor tile is filled at the factory before it is honed or polished. Over years of foot traffic, cleaning and movement, some of that original fill loosens and pops out, and the open holes collect dirt and catch the edges of mops.

Restoration starts by cleaning those pits out. We then fill them with a filler color-matched to your stone, let it set, and diamond hone the whole floor flat so the fill sits level with the surface. The result is a floor that reads as one continuous stone again, rather than a field of dark dots.

Grout is usually part of the same story. Travertine floors from this era were often set with sanded grout in a tone meant to blend with the stone, and years of mopping have turned many of those joints darker than the tile around them. Once the stone is restored, we deep clean the grout and, if it still does not match, apply grout color sealing so the joints disappear into the floor the way the original installer intended.

Honed, polished or tumbled

Once the holes are filled and the surface is flat, you choose the finish. A honed finish is smooth and satin, hides wear and suits busy kitchens and family rooms. A polished finish is reflective, makes the color richer and looks dramatic in formal entries and dining rooms.

The light in Westlake great rooms is part of this decision. Tall windows and low afternoon sun across the lake will show every scratch on a high polish, so many owners choose a honed or semi-polished finish in the main living spaces and save the shine for an entry or powder room. We polish test areas so you can decide in your own light. There is no wrong answer here, and the choice is not permanent. A honed floor can be polished later, and a polished floor can be honed back down if the shine turns out to be more maintenance than you want.

Restoring before you list

Floors are one of the first things buyers notice in person and in listing photos, and dull, pitted travertine can make an otherwise well-kept home look tired. Restoration is often a practical alternative to replacing stone before a sale, and it is far less disruptive to a home that is already staged or still lived in.

Marble baths and entries

The marble that often accompanies travertine in these homes needs the same care with a lighter hand. Marble etches easily from toiletries, cleaners and hard water spots, and it is common to find a primary bath with dull, cloudy areas around the vanity and tub.

We hone out etching, polish to match the rest of the room, and seal. Shower walls and grout in marble baths can be restored at the same visit, so the whole room comes back together.

Pitted, dull travertine is usually not worn out. Filled, honed and polished, it can look like one continuous stone again.

Can pitted travertine be repaired without replacing it?

In most cases, yes. Open holes are cleaned out, filled with a color-matched filler and honed flat with the rest of the floor. Tiles that are cracked through or loose are a different problem, and we will point those out during the estimate.

Will the filled holes match the rest of the floor?

We mix filler to match your stone and test it before filling the whole floor. Travertine varies from tile to tile, so the goal is fill that blends into that natural variation rather than an exact match on every hole. Once the floor is honed and finished, well-matched fill reads as part of the stone.

We are listing soon. Is there time to restore the floors?

Often there is. Timing depends on square footage and condition, plus cure time for the sealer, and we will give you a clear schedule at the estimate. Contact us as early as possible so the work is finished before your photography date.
