The Conejo Valley's marble and travertine era

Thousand Oaks incorporated in 1964, and most of Newbury Park and the Ventura County side of Westlake were annexed in the late 1960s and 1970s. The building waves that followed brought large master-planned neighborhoods: Lang Ranch, built from the 1980s into the early 2000s, Dos Vientos in western Newbury Park, where the first homes were completed in 1998, and the custom homes of North Ranch.

Polished marble entries and travertine great rooms were popular choices in many of those homes. Two or three decades later, the stone itself is usually sound. What has worn out is the surface: the polish, the sealer and, in travertine, sometimes the fill.

How family life wears marble

Marble is soft compared with ceramic or porcelain, and it is made largely of calcium carbonate, which reacts with acids. In a busy home that means etching from juice, soda, wine, salad dressing and many household cleaners, plus water rings around pet bowls and dull spots where pet accidents were not caught right away.

Grit does the rest. Sand and soil tracked in from the yard, the park or the trails act like fine sandpaper under shoes and claws. The path from the kitchen to the backyard, the bottom of the stairs and the hallway to the garage usually lose their finish first.

Our restoration process

Grout Geek is a military-family owned company founded in Ventura in 2018, with a family background in tile installation, stone fabrication and stone warehousing. We begin by identifying the stone and its original finish, then protect baseboards, cabinetry and adjoining flooring. Light etching on polished marble can often be polished out. Deeper etching, scratches and worn lanes are removed with diamond abrasives in progressively finer grits until the floor is uniform, then refined to the sheen you choose.

If your home has travertine as well, we fill open voids with a color-matched filler before honing so the surface is flat and easier to keep clean. Stains that have soaked in are treated with a poultice. We finish with a penetrating sealer and leave clear care instructions.

Choosing a finish that fits a busy house

A high polish looks striking in a formal entry, but it shows every etch and is slicker underfoot when wet. For kitchens, family rooms and the path to the backyard, many families choose a honed or satin finish. It is just as acid-sensitive, but etching blends in far better, and it gives children and older family members better traction.

There is no rule that the whole house has to match. Polished in the entry and dining room, honed in the kitchen and family room is a common, sensible combination. We can refine a test area so you can compare both on your own floor before deciding.

Living with restored marble

A few habits keep the result looking right: mats at exterior doors, felt pads on furniture, a dry dust mop several times a week and a pH-neutral stone cleaner for damp mopping. Wipe spills promptly, set pet bowls on a tray, and keep vinegar, citrus cleaners and bathroom sprays off the floor.

When the busiest lanes start to dull again, a light maintenance polish is much easier than a full restoration, and it keeps the floor from drifting back to where it started.
